Hiring Residential Rehab & Maintenance Crew Member

Company Background:

Tailwind Short Term Rentals is a rental company in Columbus, Ohio that manages over 50 rentals and actively buys houses/apartments and renovates them to turn them into accommodations for travelers coming to Columbus.

 

Job Description

We are looking to hire a Residential Rehab & Maintenance Crew Member to be a part of our team. This role will primarily be focused on completing renovations on rental property homes/apartments. You will be a part of a small (2-3 people team) who will see projects from the demo stage to finish rehab completion. The team will be working directly with a project manager daily/weekly to see the renovations to completion. Strong skills in carpentry, flooring, drywall , and painting are preferred along with basic skills in plumbing and electric. On top of renovating homes, Tailwind Short Term Rentals manages over 50 rental units so additional work opportunities will be made available. All properties will be located within 10 min from Downtown Columbus.

Past experience in renovation, construction, contracting, or home maintenance work is required. Strong skills in carpentry, flooring, drywall , and painting are preferred along with basic skills in plumbing and electric. Additional strong experience in plumbing, electric, HVAC, roofing, windows, landscaping, etc are desired.

 

Work Hour Expectations:

40hrs a week, M-F 8:30-4:30pm, potential for Sat/Sun hours.

 

Examples of actual work to be done

Demo Stage

Winterize house if necessary to prevent pipes from bursting

Shutoff water and remove old cabinets, vanities, counter tops, sinks

Shutoff water and remove tub and toilet from bathroom

Remove old flooring (Carpet, LVP, Laminate, etc)

Remove old trim

Remove old light fixtures

Remove old appliances

Knock down wall and make clear opening of studs

Remove all trash and debris from inside the unit and put into dumpster on site

Cover all windows so cannot see inside of house from the outside

Prep Stage

Frame in new door frame and hang new doors.

Attach any locks to exterior doors

Frame in new walls

Complete any insulation needed

Repair fireplace

If Hardwood floors, then first coat of stain and poly followed by completely papering it

Do any exterior tree removal that could potentially damage house

Paint exterior of house if needed

Install, repair, and/or paint any garage doors

Power wash and paint deck if applicable

Replace windows and/or roof if planning

Complete any exterior deck/fence work

Rough Stage

Rough in electric interior and exterior

Rough in plumbing interior and exterior. Including shower system/diverter downstem

Rough in HVAC interior and exterior

Test all plumbing, electric, and HVAC to make sure don’t need access again. Add any access panels for future plumbing, electric, hvac work

Pre-Drywall Stage

Complete subfloor work

Set cabinets in kitchen and bathroom

Complete any interior brick tuckpointing

Drywall Stage

Hang and finish all drywall throughout house

Hang and finish all green board/backer board in bathroom and kitchen

Have the house be paint ready (nails removed and filled, all mud sanded, holes filled, ready to paint)

Paint Stage

Confirm no drywall work needed completing and confirm house is paint ready, make any adjustments as needed

Tape off all necessary areas, including cabinets and exposed brick

Paint the walls (satin), trim (high gloss), ceiling (flat) two coats

Final Finishes

Install final light fixtures, outlets, switches

Install final plumbing fixtures

Install outlet plates/switch plates

Install door stops

Install door handles/locks

Test all fixtures

Install exterior light fixtures

Install facia/gutters after house is exterior is painted/windows complete

Flooring

Confirm floors even and lay any subfloor needed

Tile in kitchen and bathroom

If Hardwood floors, then final coats of poly

If LVT, then complete all flooring install

Install baseboard

Final Touches

Deliver all appliances and set them up

Final test of all electric, plumbing, HVAC

 

Skills Needed:

Past experience in renovation, construction, contracting, or home maintenance work is required. Strong skills in carpentry, flooring, drywall , and painting are preferred along with basic skills in plumbing and electric. Additional strong experience in plumbing, electric, HVAC, roofing, windows, landscaping, etc are desired.

 

Requirements:

Reliable access to transportation via a car, truck preferred to transport material. No past felonies. No active drug users. Must be available weekly and potentially on weekends. Need to be punctual.

 

Compensation:

The base compensation is $18.00/hr as a 1099 contractor. Payroll to be sent weekly on Friday. Bonuses available upon project completion.
