Tailwind Short Term Rentals is a short term rental (Airbnb) company in Columbus, Ohio that provides housing for travelers throughout their journey. With 75+ units as of 2024 and momentum growing, Tailwind Short Term Rentals is looking to expand their team of real estate rockstars. Our mission is to bring properties and people to life. Buying/managing dilapidated buildings, renovating them with thoughtful design, and transforming them into quality local experiences that make people feel alive.

In 3 years, Tailwind will own/manage 100+ furnished rental units that connect travelers with local amazing experiences and single-handedly raise the standards of the hospitality industry in the city. We will also own 100+ long term rentals in prime locations that allow us to have a diversified financial base and be able to offer our short term guests a stable longer term housing option.

Position Background:

Tailwind Short Term Rentals is looking to hire a full time hospitality operations manager to run our short term rental furnished rental company. We currently manage 75+ furnished rentals and are striving to provide the best lodging experience in Columbus for both monthly renters and daily travelers. As the short term rental industry continues to evolve, we are looking for an ambitious leader who can help us diversify into mid-term (30+ day) furnished rentals, along with continuing to master our short term (1-29 days) rental product. 

This role will focus on overseeing the overall guest experience to make sure our level of hospitality is being delivered to the highest standard. This is included but not limited to overseeing our maintenance team, overseeing our cleaning manager and cleaning team, overseeing our remote guest communications team, and championing the onboarding process of new units. You are the glue that keeps everyone aligned around delivering the highest quality experience. 

You will be responsible for improving upon existing operating procedures and making our operations into a streamlined engine. We highly encourage implementing new softwares, new training standards, new standard supplies, new unique design ideas, and anything you think that will set us apart in Columbus as a unique hospitality experience.

If you think you are ambitious enough to oversee the furnished rental department and long term unfurnished rental department, then you will be given opportunities to buy into the deals in which the company is investing in and begin to build your real estate portfolio. Along the way you’ll learn how to source off market deals, renovate them, and manage them. The overarching vision of Tailwind is for it to become a leader in hospitality and property management for real estate that it owns, NOT manages for others.

 

Position Summary:

Location: Columbus, Ohio. Rentals located through Short North, German Village, and Ohio State Campus.

Estimated Hours: 40hrs/week. Expected to be available to delegate issues that slip through the cracks as needed which can vary. This job is NOT for someone who just wants a 9-5pm and wants no ambitious growth goals.

Compensation: $60,000/year base salary with bonuses. $80-100k earning potential as furnished rentals and long term rentals grows under one roof. Opportunities to invest in real estate deals and receive sizable profit split of the company. Additional benefits are able to be discussed on a per need basis.

Skills/Needs: Very organized, not afraid to step up and be a leader for the team, responsive, excellent communicator, proficient with google docs & spreadsheets, efficient problem solver, flexible to learning new things, efficient with learning new technology and finding the answers to new things via Youtube/Google/ChatGPT, and knowledgeable in maintenance such as basic plumbing, electric, hvac, and home repair.

Example of What Your Day Could Look Like

Furnished Rentals:

  • Routing incoming maintenance work orders to our maintenance tech or necessary 3rd party subcontractor
  • Communicating with guest communications and cleaning team on what the root cause was for a bad review & problem solving how to fix it so it doesn’t reoccur
  • If a unit is underperforming – having to perform an in person unit audit by making a list of maintenance/cleaning/operational issues of a unit and delegating the issues to be fixed by the right team members
  • Building out of a sales team to oversee the negotiation of leads/deals with insurance companies, staffing agencies, hospitals, construction companies, etc to land mid-term furnished contracts
  • Working with designers, cleaners, movers, and maintenance team to furnish and launch new airbnb listings
  • Creating new systems and procedures and hiring new team members into the business to reduce your workload
  • Meeting with the guest communication and cleaning team to review operational issues
  • Reviewing KPI reports with team members
  • Communicating with our virtual guest communications team to solve problems and create an amazing guest experience
  • Completing property assessments to then route work orders to maintenance, cleaners, and designers to onboard new Airbnb units
  • Working with designers to bring the vision of new units to life
  • Creating a new system to be delegated to the cleaning or guest communications team
  • Improving ordering lists for onboarding and ongoing operations
  • Implementing new strategies to improve efficiency and team happiness.
  • Routing packages to the corresponding units
  • Organizing receipts and hours spent by project manager, maintenance, cleaner, and designer
  • Documenting photos and videos of the units prior to being listed so that our guest communications and team understands the inside of the unit and can assist with any guest issues that may arise
  • Coordinating with our photographer to stage and photograph the new unit
  • Working with operations team to make sure they have the information needed to list it on Airbnb
  • Setting up wifi and utilities for our units
  • Be available for emergencies

Long Term Rentals (once we refine furnished rentals):

  • Oversee leasing operations
  • Route maintenance requests accordingly
  • Work with the finance team to make sure they generate monthly statements
  • Assess new property acquisitions
  • Be available for emergencies

 

Background on the Founders:

Marc started TailwindSTR in 2019 when he was given a few units to start with for a 3rd party owner. The results were great and the owner expanded his portfolio. Along this time, Marc started to scale his team and began to take on more 3rd party management clients. Upon managing 25 units, his business partner Evan joined the team for a year to oversee operations and support growth. From there the Tailwind team grew to 75+ units, bought 15+ of their own short term rental units, and built out a 10+ person team. While Marc/Evan were building out Tailwind, they continued to diversify their real estate portfolio and bought 50+ long term rentals that were great properties, but in their eyes had too many bedrooms to be a good short term rental. Evan has since moved into a new role to launch Tailwind’s sister company, Outercamp, which is building a tiny home glamping development in the Blue Ridge Mountains outside of Asheville which will be their first outdoor development which will have 15 units, a wedding venue, and a waterfall.

Long Term Vision:

You will help to oversee the asset/property management operations across Tailwind’s furnished rental and long term rental portfolio in Columbus with plans to be given the opportunity to join our national efforts of scaling our outdoor glamping asset/property management operations.
